34. The proposition "as is"
You should always read your contract carefully before agreeing to buy a home. One of the giant red flags is when you see the "as is" clause. Brokers only care about that when they know that a house is antique and is likely to have serious problems. It also often happens when you buy a home in foreclosure, and the bank has not taken on their due diligence to inspect the house and fix any major problems.
Remember that you will need a residency certificate or “CO” before moving to most towns. So, before you purchase a house, hire a property inspector to see if any significant problems would keep you from moving in right away.
